If this is something you have ever heard, and you don't know what you just signed..... Someone wasn't doing their job correctly. This is just one example of the stories that I have heard from many clients over the years when talking about past experiences as a buyer. This is not the type of service you should be receiving from someone who is about to help you make one of the most important purchases of your entire life. (your first home)
When you sign a contract to purchase a home as a buyer you should know exactly what you are signing. You should know what types of contingencies will be in place in your contract, what the disclaimers that you are signing mean, how long the seller has to respond, and everything else the contract states as well. How can you feel confident about the offer you just made if you don't know what you just signed. When you sign a contract in the state of TN you agree to some very specific items, some that if you don't know you are supposed to do, you probably won't. Some of these things include timelines for how long you have before turning in your earnest money, how long before you have to do your loan application, how long you have before you have to do your inspections. And then, on top of that, what happens if you don't hit those deadlines. These are all things as a buyer that you need to know.
In going along with what I feel my job is..... to educate people and give the clients that I work with all of the information I can so that they can make an informed decision for themselves..... I sit down with every single buyer that I work with to go over all of the paperwork, line by line. Well actually section by section, because most of the sections in the contract can be explained in a simple 1 to 3 sentences where as each individual sentence may be made up completely of legal jargon, And who wants to even try to understand that stuff line by line, sentence by sentence. I do this at least once with the buyers that I work with. It takes roughly an hour to go over a full contract and all the disclaimers and disclosures that go along with it. If I really go quickly I can cover it in as little as 20 minutes, but an hour allows for answering questions and not talking fast.
