Why should I use a buyer's agent?

Why should you use a buyer's agent when purchasing a home? This is a question that is very important to understand. These days, for the most part, all of the information is out there for a person purchasing a home to make an informed decision for themselves! It's all online. If you know how to find the information that real estate agents use to help you find a home to buy, and where to find the information they use to tell you what a good purchase price would be to offer, and you know what the current trends are in the local market, and most importantly you have the time to utilize all of these for your purchase decision, then you can definitely do this for yourself.

Now remember a good agent is worth their weight and will prove this to you over and over. He or she has spent years doing research for customers to find the best places to live, not only in the general city where you want to live, but more specifically which neighborhoods are the best in certain zip codes, and sometimes which streets in certain neighborhoods. They also have general knowledge about the market, that they have spent their entire career learning, and this is not something that you can learn overnight. They know where people are moving to and more importantly, where people are moving out of, they know not only which areas have the lowest crime rate, but also which area have the fastest "increasing" crime rate.

As a home buyer, do you really have the time to learn EVERYTHING that you need to know, to make an informed decision about the best house, in the best area, with the best schools, at the best price, not only today, but also........ when you decide to move out of that house years down the road? Outside of your daily grind of work, and play, is this something you really want to take on? Some people say yes, some say no, that is your decision to make.

I like to look at the situation, like this. When I want a good meal I go to a nice restaurant. Does that mean I can't cook, NO! In fact I can, and I'm good at it as well. But for the most part, I don't have the time. I don't have the time to plan the meal, go to the store buy all of the food, get the food ready to cook, then actually cook it, then clean up after the meal is over. I let the professional who gets paid to do all those things.......do them. The restaurant does all of the purchasing, the prepping, the cooking, and the cleaning. All I have to do is go into their establishment, and decide what I want and enjoy.

So when considering whether or not to use an agent just think of all of the time you'll save by using a good agent. You can have a meeting with your agent, give your agent specifics of what you are looking for, and have them set up a search for you to send you homes based on what you want. No more endless nights staring at the computer trying to decide the best place for you and your family to live. No more hours and hours of looking at all of the same houses trying to find that one new listing that just hit the market that day. Just let the professionals do their job, and you can view the homes that they find for you, based on the information you provided to them, decide which out of all the available properties is best, and enjoy.
